Tracing patents, reading reservations, building chains from sovereignty to present -- these are not abstract patterns to a model that has never read a deed. They are the working knowledge of someone who has spent his career, and watched two generations before him spend theirs, getting it right.
Why this matters
Most AI title platforms are machine-learning engineers reverse-engineering an industry from public records they've never had to defend in front of a client. TitleMind is the opposite: a landman who codes, translating three generations of accumulated craft into an AI that knows the difference between a Bexar Scrip patent and a 1919 Relinquishment Act mineral reservation -- because the person building it has run that exact chain on his own files.
When VarAgent flags a non-participating royalty reservation buried inside a 1946 deed, that's not a generic NLP heuristic. That's the same domain knowledge that has kept three generations of one family's title opinions defensible.
What "solo dev" actually means
