About TitleMind
A landman who codes
TitleMind.AI was founded by a working software engineer who is also a third-generation Texas landman -- and is carried forward by a growing team of engineers and land professionals built in that same image.
The craft of title work was learned at the kitchen table, sharpened in the field, and now encoded in the platform you see here. Tracing patents, reading reservations, building chains from sovereignty to present -- these are not abstract patterns to a model that has never read a deed. They are the working knowledge of a founder who spent his career -- and watched two generations before him spend theirs -- getting it right.
Why this matters
Most AI title platforms are machine-learning engineers reverse-engineering an industry from public records they've never had to defend in front of a client. TitleMind is the opposite: domain first, always. The platform knows the difference between a Bexar Scrip patent and a 1919 Relinquishment Act mineral reservation because the people building it have run those exact chains on their own files.
When VarAgent flags a non-participating royalty reservation buried inside a 1946 deed, that's not a generic NLP heuristic. That's three generations of accumulated craft, institutionalized in software and compounding with every engagement.
What founder-led actually means
- Direct accountability: the people who build the platform run live engagements on it -- and answer the phone when you call.
- Domain-first AI: every rule and heuristic comes from real work in the field -- craft encoded, not features checklisted.
- Built to scale the craft: the team is growing, the platform already carries the workload of many, and every new engagement makes it sharper.
TitleMind will never be the platform that wins the RFP by checklisting 400 features. It is the platform that gets the title right the first time, on your county, on your section, with people who know the work answering the phone.
That same discipline now runs under a build pad or a data-center site as readily as under a producing section. The records don't care what you intend to do with the land -- whether you're acquiring minerals, breaking ground, or siting hyperscale, the chain, the easements, and the severances have to be right. The engine that reads them is the same.
Roadmap commitments
- Domain-first AI: every new feature is grounded in actual title work, validated against live engagements across Texas, New Mexico, Oklahoma, and Appalachia.
- No data resale. Your engagement materials stay your engagement materials. See Privacy Policy.
- Open audit trail. Every API call is logged in a hash-chained ledger. You can subpoena your own activity. See Security.
- Direct engagement. Every deployment is scoped to your counties, your asset base, and your team. Talk to us.
